  • Ari Nemetz

    Principal & Managing Director

    Ari Nemetz

    Ari is the Principal & Managing Director of NJS Capital. He is responsible for sourcing and structuring the portfolio acquisitions, financings, and dispositions, in addition to being responsible for the overall management and strategy of the firm.

    Prior to founding NJS, Ari was the asset manager for a third-generation owner/manager of commercial properties throughout the Greater Toronto Area. Ari holds a Bachelor of Science in Finance from Yeshiva University’s Sy Syms School of Business and a Master of Science in Real Estate from New York University.

  • Hanan Sturm

    Principal & Managing Director

    Hanan Sturm

    Hanan is the Principal & Managing Director of NJS Capital. He oversees the day-to-day functions of the business and is responsible for implementing the firm’s value-add strategy, managing key relationships, and streamlining operations.

    Prior to founding NJS, Hanan spent over 15 years as a financial and credit analyst. This included stints at Merrill Lynch and IPC during the launch of their REIT. Hanan is a graduate of the Schulich School of Business where he earned an MBA with a specialization in Finance and Real Estate.

  • Jonathan Rubin

    VP, Development

    Jonathan Rubin

    Jonathan is the Vice President of Development at NJS Capital. He manages all aspects of the firm’s development portfolio, providing strategic direction and guidance as it relates to securing approvals.

    Jonathan has over 15 years experience in the development industry handling a myriad of projects throughout the GTA. He is a registered professional planner and received his Master’s degree in Planning from the University of Toronto.

  • J.P. Hudon

    Senior Director, Investments

    J.P. Hudon

    J.P. is the Director of Investments at NJS Capital. His responsibilities include investment due diligence and capital analysis, as well as investor fundraising, reporting, and marketing.

    Prior to joining NJS, J.P. spent three years at Foremost Financial raising capital from high-net worth individuals for private debt investments. J.P. is a graduate of Wilfrid Laurier University where he earned a BBA with a specialization in Finance and Economics.

  • Amir Farashah

    Director, Project Management

    Amir Farashah

    Amir is the Director of Property Management at NJS Capital. He oversees the successful and timely completion of the firm’s various value-add projects.

    Prior to joining NJS, Amir worked for Sparky Tools and Property Transformation Inc – a commercial builder. Amir attended George Brown College where he earned a Bachelor of Technology in Construction Science and Management.

  • Matthew Teich

    Director, Property Management

    Matthew Teich

    Matthew is the Director of Property Management at NJS Capital. He oversees the entire portfolio and is responsible for the successful operation of each asset. Matthew is an experienced manager who has proven knowledge of all applicable laws and regulations governing residential and commercial properties.

    Prior to joining NJS Capital, Matthew worked as a commercial real estate agent for Re/Max. He holds a Bachelor of Engineering and Management from McMaster University and an MBA from the DeGroote School of Business.

    Project Manager

    Hilary Silver

    Hilary is a Project Manager at NJS Capital. She designs, manages, and prepares schedules for in-suite and common area upgrades in the firm’s portfolio.

    Prior to joining NJS Capital, Hilary worked in property management and owned/operated her own interior design consulting company. Hilary graduated from York University with a BA in Urban Studies.

    Controller

    Rebecca Khodak

    Rebecca is the Controller at NJS Capital. Her responsibilities include managing the firm’s daily accounting operations, coordinating financial statements, and consolidating the financial data necessary for accurate reporting.

    Rebecca graduated from Ryerson University where she earned a Bachelor of Commerce. Rebecca has successfully completed the CFE and is currently a CPA Candidate.

  • Noah Venn Mitchell

    Project Manager

    Noah Venn Mitchell

    Noah is a Project Manager at NJS Capital. He ensures the successful and timely completion of the firm’s various value-add projects.

    Prior to joining NJS, Noah worked for CIBC in a number of project management roles including retail distribution strategy and small business banking. Noah attended Lynn University in Boca Raton where he earned a Bachelor of Science.

    Leasing Manager

    Ezra Oksemberg

    Ezra is the Leasing Manager at NJS Capital. He ensures the successful and timely leasing of vacant suites in the firm’s portfolio.

    Prior to joining NJS, Ezra worked for Property Transformation Inc – an asset management company based in Thornhill. Ezra is a graduate of York University with a BA in Health Studies & Healthcare Management.

  • Kyle Gold

    Development Manager

    Kyle Gold

    Kyle is the Development Manager at NJS Capital. He oversees the progress of the firm’s various development projects from conception.

    Prior to joining NJS, Kyle was an associate at Cosa-Nova Fashions Limited where he worked primarily on acquisitions and leasing. Kyle is a graduate of the Ivey Business School at Western University where he earned a Bachelor in Honors Business Administration.

    Property Coordinator

    Penina Marmer

    Penina is the Property Coordinator at NJS Capital. She is essential in maintaining the successful operation of the firm’s various properties. This includes addressing tenant concerns, scheduling and tracking building maintenance, etc.

    Prior to joining NJS, Penina worked at Atlas Overhead Doors where she managed residential sales, sourcing, and purchasing. Penina is a graduate of York University where she earned a Bachelor of Commerce.

  • Hoda Sadeghmanesh

    Associate, Accounting

    Hoda Sadeghmanesh

    Hoda is an accounting associate at NJS Capital. Her responsibilities include managing the firm’s daily accounting operations, coordinating financial statements, and consolidating the financial data necessary for accurate reporting.

    Hoda has worked previously as an accounting assistant, bookkeeper, and marketing manager. She has a diploma from Secena College in accounting, financing, and mathematics.

  • Paola Andrea Leal Castillo

    Administrator, Accounting

    Paola Andrea Leal Castillo

    Paola is an accounting administrator at NJS Capital. Her primary responsibilities include communicating with vendors, administering revenues and expenses, and supporting our third-party accountants in their day-to-day operations.

    Prior to joining NJS, Paola completed her Bachelor of Business Administration at the Pontificia Universidad Javeriana in Columbia.
